- Must have a 2014 model year or newer RV (2004-2013 must send pictures)
- A Valid Credit Card on File for Length of Stay
- Payment in full is required upon booking for reservations 1 day to 1 month (6 month maximum reservation). After the 1st month, monthly rent is collected on the same day of the month as arrival date.

- Monthly Stays – Payment in Full for first Month due upon booking
- Monthly Stays – Metered Electric is billed separately each month
- Monthly Stays – Maximum length of stay is 180 Days or 6 months (whichever comes first)
- 6 Month Stays – The guests and the RV must leave the property for 24 hours before returning for a new stay in a site assigned by the office.

Policies & Regulations
For the benefit and safety of our guests and their families, please adhere to all Policies. Failure to comply with these rules & regulations can and will result in immediate removal from the park.
VEHICLE CRITERIA
Proof of current registration is a must!”
We accept 2014 or newer RV’s, 2004-2013 RV’s must send photos for approval: class A, B & C motorhomes, travel trailers, pop-up trailers & 5th wheels. Toy haulers may only lower their rear gates in sites 1 thru 15 and 18 thru 30; lowering ramp in all other sites is prohibited. We do not accept truck campers, tents, van or bus conversions or horse trailers. ALL RV’S MUST BE SELF-CONTAINED w/3″ SEWER HOSE. RV ‘s must have a clean appearance, no body damage or rust. They must have tight, secure connections, no leaks, all systems in good working order. RV guest must have a readily available vehicle equipped to transport the RV at any given time, excluding rentals. Management reserves the right to refuse entry to the park.
RESERVATIONS
Reservations can be made up to one year in advance; payment in full at time of reservation.
Holidays: 3 night minimum stay.

SITE
Check-in 1:00 p.m. Check-out 12:00 p.m.
Guests arriving to check-in after 5p.m. will receive an email with site details. Full hook-up for the night will be provided. Guests on site after check-out time are subject to tow at their expense. Sites may be requested, however, not always guaranteed as office reserves the right to move guests as necessary.
Maximum of 8 guests allowed per site. (1) One RV and (1) one passenger vehicle per site, any additional vehicles will be charged an extra fee. No personal property on landscaping, grass or streets; sites must be kept clean and clutter free. No tents, outdoor sleeping or sleeping in passenger vehicles. Please do not block or occupy sites other than the site you have rented. 180 days is the maximum stay. The guests and the RV must leave the property for 24 hours before returning for a new stay. Guests failing to depart at the end of their 180 day stay will be denied any future reservations and RV will be subject to tow at owner’s expense
LATE CHECK-OUT
If availability permits a late check-out will be allowed for an additional $10.00. Late checkout is 1pm on the day of departure. After that time, guest will be charged for an extra night. Request for late check-out must be made by noon on your check-out date. SORRY, we do not honor late check-outs during our Summer Season.
Payment Policy
A payment of 100% of reservation fee is required at time of booking. Advanced payments made over the internet are always paid by credit card. By providing a credit card number, you are authorizing reservationfriend.com to bill your credit card for the full amount of reservation, including any costs accrued while at the property, and outstanding balances not paid at time of departure.
CANCELLATION Policy
Cancellations made 7 days or more prior to scheduled check-in are fully refundable. Cancellations made 1 to 6 days prior to scheduled check-in will incur a cancellation fee of $35. Cancellations made on the day of arrival will incur a cancellation fee equal to 1 days reservation fees. Please contact the property for Cancellations or to make any Changes to your Reservation.
Cancellation of monthly reservations are subject to a $100 cancellation fee.
FIRE PITS/PROPANE PITS
Fire pits and propane pits MUST be supervised at all times. No wood fires allowed, only propane or spark free fire logs. BBQ and Smokers are allowed.
QUIET HOURs
Quiet hours are from 10:00p.m. to 8:00a.m. NO GENERATORS are to be used at anytime. Please be considerate of your neighbors.
SAFETY RULES
Parents are solely responsible for the behavior, actions and safety of their children. All guests and visitors must abide by the rules and
regulations given at check-in and any posted signs throughout the resort. Anyone who causes harm to other guests or engages in any behavior that is deemed potentially dangerous to others will be asked to leave the park immediately. Any behavior deemed to be rude, offensive, or hostile toward any staff member(s) or guest(s) can result in your removal and ban from the park.

PET RULES (2 pets per site)
NO PITBULLS, ROTTWEILLERS, OR DOBERMANS or other dogs with aggressive behavior. Pets must be leashed at all times by a hand held leash (not longer than 6 feet in length) per SDCC Sections 62.669[a], 62.601[d], 62.601[y]. There are no leash exceptions on the entire property. If they poop, you scoop or a $50 clean up fee will be charged. Excessive barking is disturbing to other guests. Please do not leave your pet unattended if tethered outside. Tethers must not exceed 6 feet.
SAFETY RULES (CONT’D)
UTILITY CONNECTIONS, CHEMICALS AND SEWAGE SPILLS
All utility connections must be securely fastened.
ANY AND ALL SEWAGE SPILLS MUST BE REPORTED TO THE OFFICE IMMEDIATELY! A minimum $50.00 fee will be assessed for cleaning, depending on the severity of the spill. Guests may also incur any applicable fines imposed by City and State environmental regulations. Any use of cleansers or chemicals which can hit the ground is prohibited.
WASHING OF VEHICLES
Washing of RV’s and vehicles is permitted on park property. Maintenance is, permitted by approved mobile tech services (contact office for list/approval)
GOLF CARTS, BIKES, ROLLERBLADES, SKATEBOARDS, REMOTE CONTROL CARS/TRUCKS, ETC.
Bikes, Razors, skateboards and rollerblades can be ridden on asphalt roads ONLY at the rider’s risk. Helmets must be worn by riders age 16 and under for all of the above. Unsafe maneuvers, ramps or tricks that endanger the rider or others are prohibited. Courtesy to others is required at all times. GAS POWERED golf carts, skateboards, mopeds, ATV’s, scooters or any other items of this nature, are not allowed in the park. Street legal motorcycles and scooters are allowed with a valid driver’s license. California State Safety Regulations requires licensed riders to be at least 16 years of age, and a helmet must be worn at all times on scooter or motorcycles.
ALL GUESTS MUST COMPLY WITH ALL FEDERAL, STATE AND LOCAL LAWS.
Electric GOLF Carts
Golf carts are only to be driven by licensed persons, 16 years or older. Only street legal golf carts are allowed outside of the confines ofthe RV Resort. Golf carts are not allowed in the resort’s residential areas.
LAUNDRY FACILITIES BUILDINGS
Please use laundry etiquette when using facilities. Do not leave laundry unattended. Please leave laundry room neat & clean. Please keep laundry door closed at all times. Smoking is prohibited in ALL buildings in the resort.
KEEP OLIVE AVE RV RESORT CLEAN
We ask guests to leave sites clean and clutter free. We pride ourselves on being a beautiful park. It is the guest responsibility to take care of their site while staying with us. Sites are inspected daily or there will be a $50 clean up fee.
FIREARMS/WEAPONS FIREWORKS
No weapons or fireworks of any kind are permitted on the grounds. This includes firearms, BB guns, sling-shots, knives, or any other device or item that can be perceived or used as a weapon.
VENDORS
ALL outside vendors must check in with the office. Vendors must have a liability insurance bond on file prior to servicing any RV inside of the resort.
MAIL AND DELIVERIES
Olive Avenue RV Resort will accept U.S. mail for our guests. We ask that guest put C/O Olive Ave. and ATTN: guest name. UPS, FEDEX and Amazon will deliver to your site. Please provide sender your Site # when giving them our address.
LOST AND FOUND
Lost and found is at the RV office and available during regular office hours. Olive Avenue RV Resort is not responsible for any lost or stolen items. Please secure your valuables at ALL TIMES!
WI-FI
Wi-Fi is offered to Olive Avenue RV Resort guests. A password is provided upon check-in, however, please be advised some computer hardware may not be compatible with the Wi-Fi service offered. Wi-Fi is not guaranteed. Internet services may only be used for lawful purposes. Transmission of material in violation of federal or state regulation is prohibited. You agree to indemnify Olive Avenue RV Resort, Newport Pacific, and the City of Vista from any and all claims resulting from your wrongful or unlawful conduct and/or improper use of the services.
POOL/ SPA RULES
HOURS 8 AM-10 PM
NO LIFE GUARD ON DUTY
No glass containers or cans allowed in the Pool/Spa area. When entering the pool area please wear swimming attire. Parents MUST BE present with children under the age of 14. NO PETS in pool/spa area. No smoking or vaping permitted in pool area.

Neither Olive Avenue RV Resort, the City of Vista, Newport Pacific Management, nor any other party involved in creating, producing, or delivering this site is liable for any direct, incidental, consequential, indirect, or punitive damages arising out of your access to, or use of, the website, OliveAvenueRVResort.com. Without limiting the foregoing, everything on this site is provided to you; AS IS WITHOUT WARRANTY OF ANY KIND, EITHER EXPRESSED OR IMPLIED.
NOTICE TO GUESTS
Pursuant to California Civil Code Section 799.20, et seq., a recreational vehicle may be removed from the premises without judicial hearing, after the service of a 72-hour notice, if the occupant has been in the park for 30 days or less for any of the following reasons:
(1) failed to pay for his/her occupancy in th e park
(2) failed to comply with the park’s rules and regulations
Pursuant to CA Civil Code Sections 799.20 et. Seq. (3) failure to vacate on specified date
Pursuant to CA Civil Code Section 1866
The management reserves the right to refuse service to anyone and will not be responsible for accidents, injuries or loss of money, jewelry or valuables of any kind.
